What is Sealcoating?

Asphalt sealcoating is when we apply sealer over an asphalt surface. This acts as a barrier to protect the asphalt from the elements. We use GemSeal Products. GemSeal® is a highly nationally known supplier of asphalt sealcoating. Sand is added to the sealer at the rate of 2 pounds per gallon and gives the sealer a more aggressive texture which acts as a slip-resistant surface. 309 Paving Services also uses Rapid Set which is a polymer modified additive. Rapid Set reduces dry time, improves sealer adhesion, and increases durability. This is great because the driveway or parking lot can then be used way sooner, which gives you less time customers are unable to use your lot.

Why Sealcoating?

Sealcoating protects your asphalt from the elements, including UV-rays. This protection will prolong the life of the asphalt and prevent larger repairs in the future. In general, we recommend asphalt be sealcoated every 2-4 years. This saves you money in the long run because you won’t need to constantly spend money on repairs or replacement. Of course, over time asphalt does need to be replaced. But this sealcoating is an investment which will save you money now. It means you won’t need replacement as soon as you would without, and your lot will look great even in the in between years. As long as you keep up on maintenance, your lot can continue to look about as good as it did when it was poured.
